Deal math, before the next move

Fix-and-flip & bridge calculator

Quick answer

Compare your purchase price, rehab budget and after-repair value with the loan and holding costs you enter. This calculator estimates project leverage and a sale outcome for business-purpose, non-owner-occupied investment property. The rate begins blank, and the result is a planning projection.

The model assumes simple interest on the full loan balance throughout the hold and repayment at sale. It does not model rehab draw timing, amortization, interest reserves, compounding, extension fees or peak cash needs. Add costs applicable to your scenario. Results are not a quote, loan offer or commitment to lend.

What belongs in a complete project budget?

Start with the purchase price and a supported scope of work. Add a rehab contingency, acquisition closing costs, financing fees, monthly taxes and insurance, utilities, any HOA dues, and the costs of selling. Keep loan interest out of the monthly holding-cost field because the calculator adds it separately. Use your own estimates and update them as written bids and documents arrive.

How should you read the leverage and profit results?

Loan-to-cost here uses purchase plus rehab as its denominator. Loan-to-ARV uses your estimated completed value. The results are displayed as multiples, and neither identifies an available loan size or an underwriting limit. A positive projected profit means your entered sale value exceeds the modeled costs; it does not account for income taxes or guarantee a sale at that value.

The principal payoff appears in sale proceeds, while projected profit compares the sale value against project costs. That keeps borrowed principal from being counted as an expense twice. Net cash contribution is a total funding comparison, not cash to close or the largest cash balance you might need during construction.

What changes if the hold takes longer?

Increase holding months and revise the rehab and sale assumptions to test delays. The model adds another month of full-balance simple interest and entered holding costs for each additional month. Add any extension charges or other applicable expenses to your own cost assumptions; they are not included automatically.

What if your exit is a rental refinance?

This worksheet models a sale. For a completed rental, review the separate DSCR refinance-out exit and compare DSCR and hard money financing. A refinance depends on a new review of the property, rent, borrower, payoff and available lender terms. It should not be treated as assured takeout financing.

What else should you know before using the calculator?

What does this fix-and-flip calculator estimate?

It estimates purchase and rehab cost, loan-to-cost, loan-to-after-repair-value, simple interest, holding costs and a projected sale profit or loss before income taxes. Every input comes from you; the result is not a loan quote or an approval.

How are loan-to-cost and loan-to-ARV calculated?

Loan-to-cost divides the requested loan by purchase price plus rehab budget. Loan-to-ARV divides the requested loan by your after-repair value. This calculator displays both as multiples. Lender definitions, eligible costs and underwriting limits can differ.

Why does the interest rate start blank?

The calculator does not publish lender pricing or assume an available rate. Enter the annual rate from the scenario you are reviewing. The model applies simple interest to the entire requested balance for the full holding period, so actual draw-based costs may differ.

Is the net cash contribution the amount needed at closing?

No. It is modeled project costs before sale minus the requested loan. It does not measure the timing of rehab draws, reserves, deposits or peak cash needs. Confirm your closing funds, draw schedule and required liquidity separately.

Can a refinance replace the sale exit?

A refinance may be an exit to investigate for a completed, eligible rental property, but it requires separate underwriting. This calculator models a sale only. Review a rental refinance scenario separately, including rent, operating expenses, loan payoff and closing costs.

Bring your scope, budget, property details and exit plan to the business-purpose loan request when you are ready for a scenario review. Hard Money Loan App is a mortgage broker brand and does not issue loan commitments through this calculator.
