Step 1 of 3

Where is your next investment?

Property eligibility

Business-purpose investment loans only. Property location and program eligibility are reviewed before any financing offer.

Loan Daddy LLC is a mortgage broker, not a lender.

How do you move from idea to review?

01

Bring the deal

Address, purchase price, rehab or build budget, rent story, timeline and exit. Real numbers beat polished decks at this stage.

02

We shop the fit

As a mortgage broker we arrange and shop your scenario with wholesale lenders whose programs match the property, scope and exit.

03

Close, build, exit

Purchase money closes, renovation money typically follows in verified draws, and the loan ends by sale or a planned DSCR refinance.

Which financing path fits your project?

Fix-and-flip financing

Short-term purchase and rehab capital shaped around the resale or rental exit.

Bridge loans

Span the gap between a sale, a stabilization and the next position.

BRRRR financing

Buy, rehab, rent and refinance with the exit tested before the offer.

Ground-up construction

Build-to-rent financing from lot and plans to lease-up and refinance.

DSCR loans

Long-term rental financing tested on rent coverage, not a pay stub.

Hard money to DSCR

The refinance exit that turns a finished project into a held rental.

What do investors ask before applying?

What is Hard Money Loan App?

Hard Money Loan App is a Loan Daddy LLC brand, NMLS 2827624. Loan Daddy LLC is a mortgage broker, not a lender. We arrange and shop business-purpose hard money, bridge and DSCR financing from wholesale lenders for non-owner-occupied investment property.

Is Hard Money Loan App a lender?

No. Broker, not lender. We arrange and shop financing from wholesale lenders, compare how each reads your deal, and help you through the file. The wholesale lender makes the credit decision and provides the funds.

What properties qualify on this site?

Non-owner-occupied investment property only: rentals, flips, bridge scenarios, BRRRR projects and ground-up rental construction held for business purposes. If you plan to live in the property, we cannot help with that purchase on this site.

How does hard money underwriting differ from a bank loan?

The property and the plan lead: purchase price, renovation budget, finished value or rent, reserves and the exit. Personal financial strength supports the file, but the deal itself carries unusual weight in the decision.

Can I get a DSCR loan in an LLC?

Often, yes. Many wholesale lenders allow or prefer entity borrowing for investment property. Entity formation documents, the operating agreement and member details become part of the file, and we check the match early.
