What a broker does for an investor

A lender sells its own programs. A broker reads your deal first and then finds the program. That difference matters in investor finance, where one wholesale lender loves duplexes, another understands ground-up builds, and a third reads short-term rental income carefully where it is lawful. We arrange and shop financing from wholesale lenders, compare how each one reads the property, the budget and the exit, and tell you which file shape gives the deal its best honest hearing.

How we think about deals

Deal first, paperwork second, exit always in view. We ask what the property becomes and how the loan ends before we ask how it starts. We push coverage math before offers, contingency lines inside budgets, and insurance and tax figures at real numbers instead of listing numbers. When a deal does not work, we say so early, because a broker who protects an investor from a bad buy earns the next ten deals.

We arrange business-purpose financing for non-owner-occupied investment property only. If you will live in the home, need a consumer mortgage, or want a pricing promise before a lender reads a file, this is the wrong site — and we would rather say that plainly here than collect your information.
