BRRRR financing with the refinance underwritten first

Quick answer

BRRRR means buy, rehab, rent, refinance, repeat — a business-purpose strategy for non-owner-occupied rental property. Hard Money Loan App arranges and shops both halves, short-term acquisition financing and the long-term DSCR exit, from wholesale lenders.

BRRRR deals are usually won or lost at the refinance, months before the refinance happens. The purchase price, the rehab budget and the eventual rent decide whether the long-term loan can replace the short-term one. Investors who run that math first buy with a target. Investors who run it last own a surprise.

Our role as a mortgage broker is to arrange and shop both legs of the strategy with wholesale lenders: the short-term money that buys and renovates, and the DSCR financing that holds the finished rental. Seeing both files at once changes which properties we encourage you to chase.

How does the purchase and rehab phase work?

The acquisition leg behaves like fix-and-flip financing: purchase money at closing, renovation money typically in verified draws, and a timeline that assumes at least one thing runs long. The difference is the finish line. A flipper renovates for a buyer; a BRRRR investor renovates for an appraiser, a tenant and an underwriter, in that order.

That changes scope decisions. Durable systems, clean safety items and finishes that photograph well for a listing outrank luxury touches no tenant will pay extra rent for. Every dollar of budget either lifts the appraisal story, lifts the rent, or protects the timeline — and it should be able to say which.

How does documented rent shape a BRRRR plan?

Once renovated, the property needs a real tenant at a real rent. The refinance test divides that rent by the full carrying cost of the new long-term loan, including taxes rebuilt at the rental assessment and insurance at the actual premium. Optimistic rent estimates collapse at exactly the moment the strategy can least afford it.

Use a separate rental coverage worksheet with conservative rent and current tax and insurance figures before you make an offer. If the ratio only works with the highest rent on the street, the deal needs a lower purchase price, a smaller rehab, or a different property.

When could a refinance support your next project?

The refinance replaces short-term debt with long-term DSCR financing and may return part of your cash for the next purchase. Repeat is the step that rewards discipline: reserves rebuilt, records clean, and the next deal underwritten with the same exit-first math rather than confidence borrowed from the last win.

Not every renovated property deserves to be kept. If the rent coverage reads thin or the neighborhood rental story changed mid-rehab, selling is a legitimate BRRRR outcome. The strategy serves the investor; the investor does not serve the acronym.

How do we review a BRRRR scenario?

Send the target property, purchase price, rehab budget, expected rent with the evidence behind it, and the entity you will hold title in. We arrange and shop the short-term leg, test the DSCR exit on real numbers, and tell you plainly when the exit does not carry the plan.

All of it is business-purpose only, for non-owner-occupied investment property. The home you live in is never part of this strategy on this site.

What does this program ask of the deal?

  • Refinance math run before the offer, not after
  • Short-term acquisition plus long-term DSCR exit
  • Rehab scope judged by appraisal, rent and timeline
  • Selling remains a valid outcome when rent reads thin
  • Business-purpose, non-owner-occupied property only

What do investors ask about this program?

When should I run the refinance math on a BRRRR deal?

Before the offer. Purchase price plus rehab sets the future loan size, and expected rent decides whether that loan gets covered. Our DSCR guide explains that separate rental coverage test.

Can the refinance return my cash for the next deal?

A cash-out DSCR refinance can recycle equity from a stabilized rental when rent coverage supports the new loan. The coverage test, not the equity alone, decides how much debt the property can carry.

What if the rent does not cover the new payment?

Then keeping the property is the wrong ending. Options include a smaller loan, more cash left in the deal, or selling instead. We would rather show you that math early than celebrate a closing that traps you.
